What kind of pets do you allow? Do you permit exotic pets? We welcome dog & cats at Hopper Lofts! We do not allow exotic pets. There are no breed restrictions, but we require that aggressive breeds pass a temperament test prior to joining the community.

How many pets may I have? We allow up to two pets per apartment home.

Are there any deposits, special fees, or monthly charges to have a pet? We charge a $250 nonrefundable pet fee for first pet and $150 for second pet. Monthly pet rent is $35 per month for the first pet and $25 for a second.

What must I bring with me to tour an apartment? We require a government-issued photo ID for all tours.

What are your fees and monthly charges? We charge a $50 application fee per applicant, a $100 non-refundable administrative fee and a $200 application deposit. Additionally, at move-in each household is assessed a utility connection fee of $75.

What are the income and credit qualifications? There is no set income requirement to qualify for an apartment. Instead, we look at the combined profile of an individual which includes a credit check, background check, rental history and household income. Depending on the results of these checks, a higher deposit may be required which will not exceed two times the monthly rent.

What is acceptable “proof of income” to sign a lease? We accept W-2’s, one month’s pay stubs, employment offer letter, or an employment verification form completed by the applicants supervisor.

Is my security deposit totally refundable? Return of the security deposit is dependent on the condition of the apartment upon move-out, as well as any remaining balance on the resident account. As long as all balances are paid and there is no damage to the apartment, you can expect the deposit to be refunded within 4-6 weeks following the end of the lease.

If I get a job transfer, can I break the lease? If you are terminating your lease for any reason other than military service transfers, you are responsible for lease cancellation fees.

Can I change to a month-to-month lease plan after my first year? After you have completed your lease term, you are eligible to continue on a month-to-month basis at a higher monthly rate.

What utilities are included in my lease? Hopper Lofts includes sewer, trash, internet & basic FIOS TV. Upgraded TV packages are available for purchase.

How long is the term of the lease? We can offer flexible lease terms which range from 3-12 months months. Lease premiums may apply based on lease term.

Do you accept leases for short terms? Yes, we do offer short term leases. Short term premiums will apply.

Am I required to have renters insurance? You are not required to have renter’s insurance, but we strongly recommend it.

Do you offer furnished apartments? At this time we do not offer furnished apartments. We can provide information for several companies who offer furniture rental services.

Do you offer corporate apartments? We do offer corporate leases. A company would serve as the primary lease holder and go through a corporate credit check. Any employees to occupy that apartment would only be subject to the background check. A $50 application fee would apply to both the corporate and employee screening.

If something needs to be repaired in my apartment, how do I report it? We offer a resident portal to all residents to place work orders 24/7. Emergency maintenance calls can be placed after hours by calling 804.228.6016.

When is my rent payment due? Rent is due on the first day of each month.

What day of the month am I liable for a late charge? Rental payments received after the 5th of each month are considered late. In such instances, a 10% late fee along with a $30 attorney fee is applied. Additional attorney fees and filing fees will be assessed should the rent continue to be delinquent.

Will you accept electronic payments from my bank? Electronic payments can be made via the resident portal. If a bank account and routing number are used there is no fee to pay electronically.

Is there a place where I can pay my rent after office hours? There is a rent-drop box located in the mail room. Rent may also be paid after-hours via the Hopper Lofts resident portal.

There is a person who might be staying with me for a while, is that permitted by the lease? Per the lease agreement, any individual who will be residing in the apartment for more than 7 consecutive days or 14 days throughout the month must apply and qualify to be added to the lease agreement.

Do you have reserved parking? Hopper Lofts has two parking lots for residential parking. Parking is available on a first come first serve basis. Each lease holder will receive one parking pass upon move-in.

I have a motorcycle, where can I park it? If you have a motorcycle and plan to park onsite, you are responsible for abiding by parking laws when utilizing street parking. Similarly, if you plan to park the motorcycle in the resident lot, you must adhere to the community parking policies.

My children live with me in the summer; do I need to notify your office when they arrive? Per the lease agreement, any individual residing in the apartment for more than 7 consecutive days, or 14 days in any month, must apply and qualify to be added to the lease agreement. This includes anyone under 18.

Do you have cable services? A basic FIOS TV package is provided free of charge. You may contact the community provider if you would like to purchase an upgraded package.

Does the property have a fitness center? Yes, our fitness center is located beside the elevator just through the 7th street lobby.

Does the property have a swimming pool? Hopper Lofts does not have a swimming pool. We do, however, offer a wide variety of community spaces including our courtyard, clubhouse, and co-working space. All of our common areas offer complimentary wi-fi for our residents.

Does the property offer on-site recycling? Yes. Valet Trash will happily take your recyclables with your normal everyday trash, provided it is placed in a separate clear plastic bag.

Are gas grills permitted at your property? Per City Code, we don’t allow grills on the rooftop decks of apartments. In 2019, Hopper Lofts will be enhancing our community courtyard to include outdoor grilling.

Is there any additional storage space available at your property? We do not currently offer additional storage space.

Are residents permitted to paint the walls of their apartment? Yes, provided that all walls are returned to their original color before moving out. Failure to repaint the walls upon move-out will impact the return of tenant’s security deposit.

Will you accept my delivery packages for me? Beginning in early 2019, Hopper Lofts will offer state-of-the-art package lockers from LuxerOne. All packages will be delivered to the lockers by carriers and a text/email will be sent to tenants notifying them of the package’s arrival.

Do you have a list of Preferred Employers? All city, state, and federal employees as well as those employed by VCU, Capital One, and CoStar will receive a $100 credit towards their application fees. Additionally, any Richmond City School teacher will receive a monthly $35 discount.

Where do I register to Vote? Voter registration can be done in person at the Department of Motor Vehicles or on their website at www.dmv.state.va.us
